Your Neighbor at Unit # 124 called to say that she needed a great deal of help selling her aunts home. She was very concerned as she lives out of state and felt as if there was so much work to be done. I explained to her that I have a team of people ready to help and that she had nothing to worry about.
Your Neighbor at # 82 called to say that he saw my work at #124, wanted to sell his unit at #82 because he and his wife were ready to downsize.
We scheduled a time to meet and in both cases I began preparing for our meetings and my opportunity to interview for the job of being their Realtor. I encouraged them to meet with other Realtors because I love the competition!
I studied comparable sales in the neighborhood and prepared my listing presentations. I formulated a plan that included strategic pricing, my marketing strategy and provided a list of all of the various contractors that any home seller might need from my list of trusted professionals.
During my meeting with your neighbors I explained to them that when you hire me you gain access to all of the fantastic services that my team of professionals bring to the table. The short list includes; A Professional Photographer who will take incredible still shots and will utilize a drone to capture aerial shots and video, A professional Videographer to take an incredible video of both the exterior and interior of your home, a complete set of floor plans and the creation of a 3D virtual tour of your home so that buyers can walk through your home, see all of it's great features from the comfort of their home. The best part, all of these services are free! In addition to these services I have a list of trusted carpenters,
painters, masons, landscapers, power washers, movers and this list goes on of professional people ready to help us get your home ready to sell to the highest bidder. At the conclusion of both of these meetings with your neighbors I am happy to say that I won the job of being their Realtor.
We agreed on a list price which was the result of thoughtful conversation. Using a strategic pricing model we came up with a price that was designed to attract many qualified buyers and to produce high offers.
As part of this preparation we discussed some of the changes that have occurred and are occurring as a result of the recent lawsuit involving The National association of realtors and the impact that will have on a sellers ability to negotiate what is paid to a buyer's agent. After my meeting with your neighbors and winning the job of being their Realtor I get to call the team and to let them know that we are going to work. My team loves the work. We scheduled a time for photos, videos, floor plans and the 3D tour. I immediately set up an on-line folder in Dot Loop and brought my transaction Coordinator on board. This "loop" enables the seamless sharing of documents between the sellers attorney and the buyers attorney and allows for easy e-signing of all documents. I was able to refer both of your neighbors to a great local Real Estate Attorney who made sure that your neighbors legal interests were always paid close attention to and taken care of in the most professional manner.
Once the homes were ready and a fantastic listing prepared I posted the listings in multiple MLS sites and on various social media platforms. I posted the listings as "coming soon." This strategy is most successful in our current market as it makes the listing available to see but builds up anticipation and excitement for buyers interested in buying. We began showing the homes early in the week with many buyers lined up to get in. It was widely publicized that showings had begun and that Open Houses were scheduled for Friday, Saturday and Sunday of that week.
My marketing brought both of these listings in front of thousands of buyers as part of my on-line marketing strategy. This plan worked perfectly and prior to holding any Open Houses both of your neighbors received incredible offers.
I have to admit that this is one of my favorite parts. As a former crisis negotiator I have extensive training in the art of negotiations and have negotiated in matters of life and death. I have taken that experience, training and knowledge and applied it to my role as Your Realtor. In both cases I negotiated with the buyers agents and came to a fantastic deal for both of your neighbors.
Once both offers were signed your neighbors attorney did an incredible job of drafting the purchase and sale agreement with 100% of his time and energy devoted to making sure that your neighbors legal interests were well cared for.
I schedule final inspections with the local fire department and others to make sure that we were ready to close on time.
Ok so this may be my favorite part as well. On closing day final walk throughs took place and these sales ended with financial success for both of your neighbors realizing the equity that had grown in their homes and allowing them to continue with their life's journey.There is no better feeling than helping people move on with future plans knowing that they can do so feeling financially secure!
